Development Manager - University of Alberta Properties Trust

The University of Alberta Properties Trust (UAPT) was formed by the University of Alberta to develop or re-develop lands deemed by the university as not central to its academic mission of teaching and research.
The UAPT was operationalized in 2020 to manage land and development on behalf of the university, and to transfer all net revenues to the U of A Board of Governors, contributing to the U of A’s long-term sustainability.
- WEST 240
West 240 is a major development project within the UAPT portfolio. Located in the heart of Edmonton, this transformative project encompasses approximately 220 acres of land and aims to create a vibrant, sustainable, and inclusive community that integrates residential, commercial, and recreational spaces. The size and location of this project represents a generational opportunity to build a people-centered community that contributes to the vitality of the surrounding neighborhoods and the City of Edmonton.
- THE ROLE
UAPT is seeking a Development Manager to join the team. This role involves providing professional and efficient leadership for our land development projects. Reporting directly to the Director, Development and Construction, this position supports UAPT’s mandate in collaboration with the President, CEO, and the Board of Directors to achieve corporate and operational goals.
- THE CANDIDATE
UAPT is looking for a Development Manager with an entrepreneurial spirit and “startup” mentality. The UAPT is driven by a small but mighty team of passionate and committed professionals who all roll up their respective sleeves to “get it done” regardless of position titles.
Primary Core Competencies:
- 5+ years in land development as an owner’s representative and decision maker with an understanding of the real estate development cycle.
- Excellent interpersonal skills and the ability to understand the big picture.
- Proactive approach with exceptional time management skills.
Other Skills and Competencies:
- Bachelor’s degree and/or other related professional designations and/or industry experience.
- Advanced schooling and/or informal schooling related to the position would be considered an asset.
- Strong understanding of technology and how it can be used in a work environment
- Strong understanding on the land development industry in the Capital region.
- Experience in managing contracts and legal matters.
- Experience in vertical development and/or commercial development is an asset.
- Experience managing commercial property is an asset.
- Experience volunteering or contributing to any city building cause is an asset.
- Experience in sales is an asset.
Primary Responsibilities:
- Lead and manage the West 240 land development project and other land development projects as the primary point of contact and day-to-day decision maker through all phases of development.
- Hire, oversee and coordinate a team of land development consultants and contractors.
- Ensure land development projects are completed on time and within budget.
Additional Key Responsibilities:
- Communicate effectively with senior leadership and the finance team to ensure timely financing and cash flow needs.
- Prepare monthly project and financial reports.
- Assist with project scoping and financial proformas for future lands.
